APRA Webinar -Painting for the Long Term: Evaluating Lifecycle Costs for Better Reserve Planning

Paint and protective coatings are often viewed as routine maintenance expenses, but their performance can significantly impact long-term reserve planning and capital expenditures. Selecting the appropriate paint system requires evaluating not only the initial cost but also expected service life, maintenance requirements, environmental exposure, and future repaint costs. Understanding these factors allows reserve study professionals to develop more accurate replacement schedules and funding recommendations.

This 90-minute webinar will examine the lifecycle of common paint systems used on residential, commercial, and community association properties, including differences between economy, premium, elastomeric, masonry, wood, and metal coatings. Participants will learn how product selection, surface preparation, climate, and maintenance practices influence longevity and total cost of ownership. Through case studies and lifecycle cost comparisons, attendees will gain practical tools to incorporate paint systems into reserve studies and to advise clients on long-term financial planning.

Attendees will learn:

  1. By the end of this session, participants will be able to:
    Differentiate the expected service lives and performance characteristics of common paint and coating systems used on community association and commercial properties.
  2. Evaluate how initial material and application costs compare with long-term maintenance, repainting, and replacement costs when estimating reserve funding needs.
  3. Identify the factors that most significantly affect paint system longevity, including substrate condition, environmental exposure, surface preparation, and maintenance practices.
  4. Incorporate paint lifecycle expectations into reserve studies by developing realistic replacement schedules and funding recommendations.
  5. Apply lifecycle cost analysis to help boards and property managers make informed decisions that balance upfront expenditures with long-term asset preservation.
